Terms of Service

These terms govern use of EstoppelBot, a service operated by Bleek Vision that helps commercial-real-estate teams manage tenant estoppel certificate collection.

The service

EstoppelBot provides workflow tooling: rent-roll management, tokenized tenant request forms, automated reminders, AI-assisted document extraction and discrepancy review, and certificate drafting.

Not legal advice

EstoppelBot is not a law firm and does not provide legal advice. All generated certificates and AI outputs are drafts for review by qualified counsel — every certificate carries the notice “Draft for attorney review — not legal advice.” You are responsible for the accuracy and legal sufficiency of documents you send or execute.

Your responsibilities

You confirm you are authorized to request estoppel certificates for the properties in your workspace and to contact the tenant representatives whose details you provide. Reminder messages must be transactional; recipients who opt out will be suppressed.

Your data

You retain all rights to the data you and your tenants submit. We process it only to provide the service, as described in the Privacy Policy.

Acceptable use

No unlawful use, no attempting to access other workspaces’ data, no sending messages to recipients who have opted out, and no use of tenant links other than by their intended recipients.

Disclaimers and liability

The service is provided “as is” during the beta period. To the maximum extent permitted by law, Bleek Vision’s liability is limited to the amounts paid for the service in the twelve months preceding a claim.

Changes

We may update these terms; material changes will be communicated to workspace owners in advance.
